Job Summary

We are seeking a dedicated and experienced Senior Quantity Surveyor to join our team, based in Menara Gamuda. This role involves overseeing comprehensive procurement processes while actively contributing to cost monitoring and control throughout the lifecycle of our projects. You will be instrumental in both pre-contract and post-contract stages, ensuring financial precision, mitigating risks, and upholding the company’s high standards in Quality, Safety & Health, and Environmental compliance. 

Key Responsibilities

1. Pre-Contract Stage

  • Collaborate closely with project managers, engineers, and procurement teams to develop and refine detailed project budgets aligned with strategic objectives.
  • Manage the pre-qualification process for tender submissions by evaluating potential contractors’ experience, financial robustness, and compliance with project prerequisites.
  • Perform in-depth cost analysis including scrutiny of pretender estimates and comparative tender evaluations to provide actionable insights for decision-making.
  • Conduct comprehensive reviews of tender and contract documentation to identify potential contractual risks, ambiguities, or compliance issues, recommending mitigation strategies as necessary.
  • Coordinate procurement activities such as tender invitations, reviewing reports, facilitating bid interviews, negotiating contracts, and awarding contracts to compliant and competitive bidders.
  • Evaluate and rationalise tendered rates ensuring they are reasonable, competitive, and consistent with market conditions and project expectations.

2. Post-Contract Stage

  • Carry out routine site valuations, processing interim payment claims efficiently to support smooth cash flow management.
  • Assess and approve variation orders after verifying their necessity and ensuring alignment with financial controls and contractual terms.
  • Lead final account preparation, verifying all cost elements have been accurately recorded and documented for project closure.
  • Regularly monitor ongoing contract performance to ensure full compliance with contractual obligations and proactive resolution of any emerging issues.
  • Assist in the preparation and reconciliation of financial statements, maintaining meticulous project cost accounting records.

3. Additional Responsibilities

  • Prepare and review detailed quotation documents for minor works and new projects ensuring cost transparency and accuracy.
  • Aggregate and analyse cost data to support continual improvement in bidding strategies and project cost control.
  • Maintain and update the General Labour Price List (GLPP) and standard tender documentation to reflect current market trends and company policies.
  • Support cost estimating and feasibility analyses for new land acquisition projects to inform business decisions.

4. Compliance and Team Contribution

  • Ensure all activities comply with company policies regarding Quality, Safety & Health, and Environment, championing a culture of safety and sustainability on every project.
  • Contribute flexibly to additional tasks and duties as directed by management, demonstrating adaptability and a proactive approach in achieving team goals.

Qualifications

The ideal candidate will possess a recognised degree, diploma, or professional qualification in Quantity Surveying, Building Technology, or a related discipline. Commitment to ongoing professional development is essential, demonstrated through participation in relevant seminars, workshops, or accredited courses covering areas such as quantity surveying techniques, cost management, contract administration, and procurement best practices. Membership or certification from established professional institutions (e.g., RICS, CIOB) will significantly enhance candidacy, reflecting a dedication to ethical standards and industry-leading practices.

Familiarity with contemporary construction technologies and contractual frameworks is advantageous, enabling the Senior Quantity Surveyor to navigate complex project requirements effectively while contributing to innovative solutions within the field.

Expected Minimum Years of Experience

Applicants should bring a minimum of 3 - 5 years of relevant professional experience in quantity surveying within the construction industry. This experience must encompass both pre-contractual activities such as tender evaluation and cost planning, and post-contract duties including site valuations, variation management, and final account preparation. Demonstrable expertise in applying cost control methodologies, procurement strategies, and contract administration is required to thrive in this role.

Experience working on diverse projects covering building and infrastructure works will be highly regarded, showcasing the ability to adapt skills across varying scopes and complexities, ensuring value-driven project delivery in alignment with corporate standards and client expectations.
