Job Summary
Manager - Investment Services | As the strategic engine of the Business Development division, this role drives the company’s expansion through targeted corporate and land acquisitions. Beyond securing high-potential land deals, the candidate will rigorously diagnose existing property operations and market opportunities to formulate robust business models, financial plans, and long-term forecasts tailored for property development. Crucially, the role demands a strong end-to-end commercial mindset and financial acumen to engineer profitable deal structures and strategic initiatives that maximize the commercial value of every asset.
Key Responsibilities
1. Business Diagnosis & Strategic Formulation

Understand and analyze the existing property development business model to determine operational strengths and weaknesses. Review and highlight critical analysis matters, economic environments, and industry sensitivities.

Assist in the formulation of investment strategies in line with the overall business plan of the organization, utilizing internal diagnostics to target the right external assets.
2. Corporate Acquisitions & Deal Origination

Identify suitable investment targets and assets, generating direct and indirect investment leads to fulfill assigned targets. This goes beyond raw land acquisition to include joint ventures, and operating platforms.

Build up a robust network and identify strategic business partners both domestically and internationally.
3. Feasibility, Deal Structuring & Commercialization

Ensure every acquisition targets a clear, viable commercialization strategy for the company. Prepare comprehensive investment papers, perform advanced financial feasibility studies, and present board papers.

Structure complex deals, define clear business objectives, and design the optimal corporate structure for new business ventures.
4. Due Diligence, Innovation & Compliance

Supervise rigorous due diligence and documentation processes to completely safeguard the interests of the company.

Understand domestic and international business regulations and laws, advising the company on compliance and structuring risks.

Drive organisational AI adoption within the Business Development function by spearheading deployment projects (e.g., AI-driven market intelligence, automated deal screening), demonstrating personal technical proficiency, and encouraging teams to integrate AI and digital tools into standard financial modeling and due diligence workflows.

Adhere to all Quality, Safety & Health, and Environmental (QSHE) requirements, ensuring that ESG and safety risk assessments are heavily factored into the due diligence phase of any new corporate or asset acquisition.

Qualifications
- Professional qualifications or a Business degree in Finance, Economics, Property / Real Estate, Land Economics, or equivalent.
- Minimum of 6 to 10 years of progressive experience in land acquisitions, joint ventures, and business development within the property development sector.
- Candidates with a strong background in property development financial analysis, real estate consultancy (valuation and advisory), or corporate strategy within established developers may have an advantage.
- Must possess a proven track record in conducting comprehensive feasibility studies, complex business modeling, and financial forecasting at a managerial level to successfully unlock asset value.

Proficient in building dynamic real estate financial models, including cash flow projections, GDV/TDC calculations, and long-term business plans.

Capable of auditing existing property operations or underperforming assets to fix inefficiencies and unlock hidden commercial value.

Skilled in engineering complex land deals, outright purchases, and joint venture (JV) agreements that optimize capital efficiency.

Strong communication and negotiation skills to effectively manage relationships with land owners, corporate targets, and local authorities.
Skills & Abilities

Exceptional, practical understanding of Securities Commission (SC) requirements, Bank Negara Malaysia (BNM) guidelines, FIC regulations, Tax legislation, the National Land Code, and other relevant statutory acts for corporate advisory.

Highly resourceful, well-versed in advanced tools for financial modeling, and capable of working independently to drive deals from origination to close.

Highly proficient in building complex, data-driven financial models and running sensitivity analyses for property development cycles.

Strong business sense with the ability to look at an asset and quickly identify how to package, price, and monetize it for maximum profit.

A diagnostic mindset capable of digging into operational data, finding bottlenecks in existing developments, and proposing realistic solutions.

Exceptional persuasive and communication skills to secure favorable terms with sophisticated land owners and corporate targets.

Deep familiarity with Malaysian land laws, zoning guidelines, and state-level authority submission processes (e.g., planning permissions, land conversion).
